Why valuation evidence matters here

Immigration and residency authorities aren't valuation specialists — they rely on the valuation report to confirm eligibility. A report that doesn't clearly state market value as of a specific date, doesn't reference an appropriate basis of value, or is prepared by a valuer without recognised standing invites delay or rejection at the application stage.

Common qualification pitfalls

  • Mortgaged property valued at gross purchase price rather than current market value — authorities generally want current value, and in some structures the equity position (value less outstanding mortgage) is what's assessed.
  • Off-plan property valued at contract price rather than current market value, which may be lower or higher depending on market movement since purchase.
  • Multiple smaller properties aggregated without individual valuations supporting the combined threshold — each asset typically needs its own defensible valuation.
  • Outdated valuations. Authorities generally expect a valuation date reasonably close to the application date; a report prepared a year or more prior may be challenged.
