It’s a systematic, element-by-element survey of a building’s structure, fabric and services — documenting condition, identifying defects and their causes, and providing a priced remedial plan. It tells you the true state of an asset before you buy, sell, accept or budget.
When is a condition audit useful?
Before a purchase or sale, at handover, ahead of capital-expenditure planning, or when assessing a building’s maintenance liabilities. It’s essential wherever an objective view of physical condition affects a decision or a transaction.
Do you price the repairs?
Yes. Identified defects are costed into a prioritised remedial budget — separating urgent works from planned maintenance — so you can plan capital spend and negotiate with full visibility of liabilities.
What's the difference between this and a DLP or handover audit?
A DLP audit is a specific type of condition inspection at the end of the Defects Liability Period — typically 12 months post-handover — confirming defects have been rectified before final retention is released. We provide both general condition audits and handover/DLP inspections.
Can you confirm a developer has fixed defects before we accept a building?
Yes. For owners’ associations and buyers, we carry out independent handover and DLP close-out inspections — verifying the developer has made good all defects before you accept the building or release retention funds.
Do you assess remaining useful life?
Yes. We assess the remaining life of major components — structure, envelope, roofing and MEP — informing both your remedial budget and longer-term capital and reserve planning.
Is the audit independent?
