Not every valuation is worth the paper it's printed on. Anyone can produce a number — a bank, a court, an auditor, or a buyer can only rely on a value backed by the right credentials, the right registrations, and a track record that holds up under scrutiny. Here's what to actually check before you appoint a valuer in Dubai.
MRICS is non-negotiable.
RICS (Royal Institution of Chartered Surveyors) is the international benchmark for valuation standards. An MRICS-qualified valuer is bound by the RICS Red Book — the global standard for methodology, ethics, and professional conduct. See our property valuation service for how this applies in practice.
If a valuer can't point to a named MRICS holder signing the report, ask why.
Regulatory registration — RERA and ADREC.
In Dubai, valuation is a regulated activity. A credible firm should hold:
- RERA registration (Real Estate Regulatory Agency, Dubai Land Department) — confirming the firm is licensed to conduct property valuations within Dubai
- ADREC approval (Abu Dhabi Real Estate Centre) — extending that recognition into the Abu Dhabi market
These aren't marketing badges. They're the licences that make a valuation report enforceable and recognised by government bodies, banks, and courts across the UAE.
Court-recognised expertise.
For litigation, dispute resolution, or matters requiring a legally defensible valuation, the valuer's standing with the courts matters directly. Western VAS's Director of Valuation, Ibrahim Emad MRICS, is a Registered Valuation Expert with the Dubai Courts. This means our valuation opinions carry direct standing in litigation and dispute matters — not a third-party referral, but in-house expertise recognised by the judiciary itself. Real experience, not just a licence.
Credentials confirm a valuer is qualified to practise. Experience confirms they know how to apply that qualification to your specific asset, sector, and situation — see our track record and case studies. Look for:
- Years actively valuing assets in your market — not years since incorporation
- A track record across multiple asset classes (residential, commercial, industrial, plant & machinery)
- Direct government or institutional experience, which builds familiarity with regulatory expectations
Ibrahim Emad brings 17+ years of valuation experience across the UAE and wider MENA region, including prior roles with the Abu Dhabi Department of Municipalities and Transport (DMT), the Abu Dhabi Real Estate Centre (ADREC), and Dubai Islamic Bank — giving Western VAS both private-sector precision and direct insight into how government and banking institutions assess value.
Can they cover the full picture?
A valuation firm limited to one asset type will struggle with a mixed portfolio or a complex dispute. Western VAS operates across five integrated service lines:
This means one firm, one point of accountability, across the full lifecycle of an asset — acquisition, financing, dispute, or disposal.
