Buying warehouses and industrial property in the UAE.

A complete guide for investors — freehold zones, technical due diligence, valuation approach and financing for warehouses and light-industrial units in 2026.

The UAE's industrial and logistics sector has become one of the most resilient asset classes in the region, driven by e-commerce growth, Dubai's re-export trade, and government initiatives like Operation 300bn. For investors looking beyond residential towers, warehouses and light-industrial units offer strong yields, long lease terms, and lower volatility. Here's what you need to know before you buy.

01

Understand the ownership structure

Industrial property in the UAE falls into two broad categories:

  • Freehold industrial land/units — available to foreign investors in designated freehold zones (e.g., Dubai Investment Park, Jebel Ali Industrial Area in specific plots, Dubai South).
  • Free zone leasehold — units in JAFZA, DIC, DAFZA, or similar, typically held on long leasehold terms tied to a trade licence, not outright title.

Knowing which structure applies to a specific asset changes your entire investment thesis — resale rights, financing eligibility, and exit timeline all differ.

02

Location drives yield

Industrial yields in the UAE typically outperform residential (often 7–9% gross, versus 5–7% for apartments), but location dictates demand:

  • Jebel Ali / JAFZA — port proximity, ideal for logistics and re-export
  • Dubai Investment Park (DIP) — manufacturing, light industrial, strong road access
  • Dubai South — growth corridor tied to Al Maktoum Airport expansion
  • Al Quoz — established, central, popular with SMEs but limited new supply
03

Physical & technical due diligence

Unlike a residential unit, an industrial asset needs technical scrutiny before you commit:

  • Floor loading capacity and clear height (critical for racking/logistics tenants)
  • Power supply (KVA allocation) — a common bottleneck for manufacturing tenants
  • Loading bay configuration and yard/apron space
  • Fire and civil defence compliance (NFPA/Dubai Civil Defence code)
  • Any existing tenant fit-out and its transferability

A structural and MEP survey before purchase avoids costly surprises post-handover.

04

Valuation approach matters

Industrial assets are valued differently from residential stock. A RICS-regulated valuer will typically apply:

  • Income approach — for tenanted assets, based on contracted and market rent
  • Cost approach (depreciated replacement cost) — relevant for owner-occupier or specialised facilities with limited comparable transactions
  • Comparable sales — where a liquid market of similar units exists (e.g., DIP standard units)

Getting an independent RICS valuation before you make an offer protects you from overpaying based on asking-price anchoring — a common issue in the UAE's industrial segment, where transaction data is less transparent than residential.

05

Financing & registration

  • Bank financing for industrial assets is generally more conservative (50–65% LTV vs up to 80% for prime residential)
  • DLD registration and title deed processes apply to freehold industrial plots the same way as residential, with the added step of confirming the plot's designated use matches your intended activity
  • Free zone leasehold purchases go through the respective free zone authority, not DLD
06

Exit strategy

Before buying, define your exit: hold for rental income, land-bank for redevelopment, or flip on completion.

Industrial land in growth corridors like Dubai South has shown strong capital appreciation as infrastructure catches up — but liquidity is thinner than residential, so plan for a longer hold period.

Why work with an investment advisor

Industrial and warehouse transactions carry technical and structural risk that residential deals don't. An independent, RICS-regulated valuation and advisory partner will:

  • Confirm true market value before you negotiate
  • Flag technical or compliance issues a standard agent won't catch
  • Structure the deal against your actual investment objective (yield vs. capital growth vs. owner-occupation)

Western VAS is a RICS-regulated and DLD-accredited valuation and advisory firm based in Dubai, with dedicated Plant & Machinery Valuation and Strategic Advisory service lines built for exactly this asset class. If you're considering an industrial or warehouse acquisition in the UAE, speak to our team before you sign — an independent valuation is the cheapest insurance you'll buy in this deal.
