Building Technical Due Diligence
Building Technical Due Diligence (TDD) gives a buyer, lender, investor or occupier an independent, evidence-based picture of a building’s physical condition, regulatory compliance and future capital liabilities. It answers a different question to valuation: not what the asset is worth, but what it actually is — how it is built, how it has aged, what it will cost to keep, and what risks sit behind the walls. Western VAS delivers TDD as an engineering-led discipline through our chartered building surveyors. We inspect the asset on site, interrogate the documentation, and translate what we find into a costed, prioritised picture the deal team can act on — so acquisition, funding and leasing decisions rest on the building’s true condition, not the marketing.

- Building Condition Survey — structure, envelope, roof, façade, MEP and finishes assessed against age, wear and remaining service life

- Document, Warranty & DLP Review — drawings, O&M manuals, DLP and warranties, AMCs, snagging records and prior reports
- Risk Register & Red-Flag Summary — prioritised issues that affect price, cost, timing or deal certainty
- Acquisition due diligence — know the condition and the capex liability before you buy
- Lender & investor security — independent assurance on the physical asset behind the loan or investment
- Pre-lease & occupier checks — condition and compliance confirmed before a lease or fit-out is committed

TDD at Western VAS is independent and engineering-led — it is not a valuation. Our chartered building surveyors inspect the asset, benchmark what they find against UAE codes, manufacturer service lives and real construction costs, and test the documentation against what is physically on site.
Every finding is graded by severity and, where it matters, costed — then rolled up into a prioritised capital expenditure plan and a clear red-flag summary. Where an issue bears on price or risk, we quantify it, so the report supports negotiation rather than simply listing observations.
Backed by RICS regulation and our wider building consultancy practice, the report is structured to be shared with and relied upon by lenders, investors, auditors and boards — and to sit alongside valuation, reinstatement cost and reserve-fund work where a fuller picture is needed.
