"Mortgage valuation" and "secured lending valuation" are often used interchangeably, but banks and lenders distinguish between them in ways that materially affect what a valuer must assess and disclose.

Standard mortgage valuation

A standard residential mortgage valuation typically answers one question: what is the current market value of the property being used as security for a specific home loan? The report focuses on market value, marketability, and any obvious condition issues affecting saleability, calibrated to the lender's standard loan product requirements.

Secured lending valuation (broader commercial context)

Secured lending valuations — used for corporate facilities, working capital lines, or commercial real estate debt — go further. Lenders in this context typically require:

  • Forced sale value alongside market value, reflecting what the asset might realise under a compressed disposal timeline
  • Marketability commentary addressing how quickly the asset could realistically be sold in current market conditions
  • Suitability for security assessment, including title issues, encumbrances, and factors affecting enforceability
  • Sensitivity analysis in some cases, showing value under varying market scenarios

Why banks insist on panel valuers

Lenders maintain approved valuer panels rather than accepting any RICS-qualified valuer because panel status includes vetting of professional indemnity coverage, methodology consistency, and track record with that specific lender's reporting requirements. A valuation from outside the panel — however well prepared — may require repetition, adding cost and delay to the transaction.

What borrowers should understand

If you're refinancing or restructuring a facility, ask your lender early whether they require a standard mortgage valuation or a full secured lending valuation with forced sale value — the scope, cost, and turnaround time differ, and starting with the wrong scope wastes time on both sides.
