Industry insights

The packaging sector spans a wide equipment spectrum — corrugated carton lines, flexible film and laminate converting, blow and injection moulding for rigid packaging, and labelling/printing systems — each with distinct capital intensity, technology cycles, and secondary market depth. The UAE and wider GCC packaging industry has grown steadily alongside F&B, pharmaceutical, and e-commerce demand, but format shifts (sustainability-driven moves away from certain plastics, lightweighting, recyclability mandates) can compress the useful life of otherwise well-maintained equipment faster than age alone would suggest.

What makes packaging equipment valuation distinct

  • Technology and regulatory obsolescence risk. Machinery calibrated for a specific material format can face accelerated functional or economic obsolescence if regulatory or customer demand shifts away from that format — this needs explicit assessment, not a generic depreciation curve.
  • Mixed market depth by equipment type. Standard, widely-used equipment often has reasonable secondary market evidence; bespoke converting lines typically require a Depreciated Replacement Cost approach.
  • Mould and tooling as a separate valuation line. Moulds and tooling are frequently product-specific assets with their own depreciation profile — lumping machine and tooling together usually understates the complexity of the asset base.
  • Import-heavy asset base. Replacement cost valuations must build in freight, duty, and installation costs specific to current market conditions rather than stale landed-cost assumptions.

Why a specialist valuer matters here

Packaging plant valuation sits at the intersection of mechanical engineering understanding, market awareness of format-driven obsolescence trends, and rigorous cost-based methodology for bespoke lines. A generalist valuer without sector exposure risks overstating value by applying a standard depreciation schedule to equipment facing format obsolescence, or understating value by failing to separately account for mould/tooling assets and installation cost build-ups. For lending, insurance, financial reporting, or transaction purposes, an inaccurate figure in either direction creates real exposure.

Our experience

Western VAS provides Plant & Machinery Valuation as one of its five core service lines, applying Depreciated Replacement Cost, PPI/indexation, and market comparable methodologies calibrated to the specific evidence available for each asset category — including the packaging and converting equipment profile described above. Our valuation team's experience spans manufacturing and industrial asset classes across the UAE and wider MENA region, supported by an in-house template library built and tested specifically for DRC and indexation-based industrial valuations, including landed-cost build-ups calibrated to current regional conditions.
