Expert Witness & Property Dispute Valuation in Dubai
Western VAS provides independent expert witness valuation in Dubai — RICS-qualified reports and testimony for property dispute valuation, RDSC rental disputes and construction claims before the UAE courts and arbitration tribunals.
When a property matter reaches the courts, an arbitral tribunal or a formal dispute, the valuation evidence must be independent, methodologically sound and authored by a recognised expert. Western VAS is led by Ibrahim Emad Eldin, a Registered Expert before the Dubai Courts in the real estate valuation and brokerage specialisation, providing valuation reports and expert testimony that are built to withstand legal scrutiny. We prepare independent valuations for litigation and act for law firms and their clients — translating market evidence and recognised methodology into clear, defensible opinions that lawyers can rely on and tribunals can follow. Our duty in every dispute is to the court first: impartial, transparent and evidenced.

As a Registered Expert before the Dubai Courts, our role is to the court, not to the party paying the fee. We begin by isolating the precise question in dispute, the correct date or dates of valuation, and the appropriate basis of value — then build an opinion from market evidence and recognised methodology (RICS Red Book / IVS) that can be defended under cross-examination.
Reports are written for a legal audience: clear, fully referenced, and transparent on every assumption and sensitivity, so that counsel can rely on them and a tribunal can follow the reasoning without a valuation background. We disclose our evidence and method, address the opposing position where one exists, and hold our opinion where the evidence supports it.
We work alongside legal counsel through the life of a matter — from early case strategy and quantum assessment, through report exchange and experts’ meetings (joint statements and narrowing of issues), to giving oral testimony at hearing. Our combined valuation and brokerage expertise lets us speak with authority on both the worth of an asset and the conduct of the transaction behind a dispute.
- 1 · Share the dispute — outline the matter, the asset and the forum (court, RDSC or arbitration).
- 2 · Independent analysis — our valuers inspect, gather evidence and form a defensible opinion.
- 3 · Report & testimony — you receive a court-ready expert report, with oral testimony where required.

uniquely covers both disputed areas — value and transaction conductAre you registered with the Dubai Courts?
Yes. Western VAS is led by a Registered Expert before the Dubai Courts in the real estate valuation and brokerage specialisation, which allows us to provide expert valuation evidence in proceedings.
Can you prepare a valuation specifically for litigation?
Yes. We prepare independent valuation reports for litigation and for lawyers, structured to support proceedings and to be relied upon as expert evidence rather than as a general market appraisal.
Do you provide oral testimony?
Yes — we provide written expert reports and, where required, oral testimony before the courts and arbitral tribunals, including responding to the opposing expert.
Can you act as a single joint expert?
Yes. We can be party-appointed, jointly appointed by both sides, or appointed by the court.
What is the correct date of valuation in a dispute?
It depends on the cause of action — for example the date of breach, the date of loss, or the date of dispossession. We agree the relevant date with counsel and value accordingly, including retrospective dates where the matter requires it.
What standards do you work to?
RICS Red Book and IVS, applied with the expert’s overriding duty of independence and impartiality to the court or tribunal.
